The extension kitchens

A great many Needham houses are 1920s and 1930s colonials that gained a kitchen at the back at some point in the last thirty years. The refrigeration in those almost always ends up against an outside wall, because that is where the space was. It is a perfectly sound arrangement and it has one consequence: the appliance experiences a real seasonal swing that a cabinet in the middle of a house never does.

So the classic Needham call is a built-in that behaved impeccably through the winter and started struggling in the first properly humid week of July. Nine times out of ten that cabinet is describing its condenser — restricted airflow, a loaded coil, a fan that has been slowing for a year — rather than anything in the sealed system.

The rebuilt kitchens

The newer houses are a different animal. Paired columns behind furniture panels, an undercounter unit in the island, and frequently a wine cabinet somewhere in the dining area. These are heavier doors than the appliances behind them were originally hung for, and the fault that arrives first is mechanical: hinge cams wear, the door settles, the gasket lifts along one edge and the cabinet starts running long.

What Needham calls tend to be about

• Panel-ready doors catching a cabinet stile so they never fully close
• Condenser airflow on an outside-wall installation in high summer
• Ice makers in island undercounter units, where the supply runs a long way
• A basement or garage second refrigerator failing in a cold snap
• Wine cabinets in a dining room that is warmer than anyone realises

Two appliances, one visit

Because most of these houses run more than one cabinet, it is worth mentioning both when you ring. A kitchen column and a wine unit at the other end of the house are a different length of visit from a single built-in, and the slot gets sized for it rather than being discovered on the day.
